29 MORGEN - URBAN DEVELOPMENT
The environment of the property represents a rural area. The absence of usual urban relations creates the opportunity of building a largely independent field-organization, which follows the cyclic concept of the 'Crop Rotation'.
FIELD-ORGANIZATION = CROP ROTATION
At the beginning a part of the field will be occupied with 'islands', thereafter the second part will be separated into 'morgen' for construction. A third part remains as fallow, respectively rural, until reaching maximum construction. The housing construction adheres to the § 76 of the Viennese Building Regulation: The built area in 'Bauklasse I' is a maximum of one third of the total area and one house is not allowed to exeed more then 470m² of footprint.
Consequently, this results in: Property = 107.432m² / Built area = 35.810m² / A total of 76 houses
Island: The islands are functionally occupied with private gardens. That promotes the acquisition process of the future residents and enables the development of neighborhoods. Up to the completion of their houses the residents can demand a place on an island. Afterwards they relocate permanent new gardens on the roof of their houses. This scenario repetitive up to the completion of the fourth house. At the end the initially privately used gardens will transform too public space.
PRIVATE GARDENS AS PLACEHOLDER FOR PUBLIC SPACE!
MORGEN: One 'Morgen' is the area, which can be worked on with a horse or ox plow in one morning. One 'Morgen' in our project is that building foodprint that a crane can reach in its circulation. The 76 houses, arranged around 19 islands are ideally served by 29 crane fields.
RURAL AREA: The 'rural area' describes the present condition of the property.
In consequence of building and infrastructural development this area is shrinking over time. Finally the 'islands' take over the function of the 'rural areas'.
spacial configurations The created field conditions produce a 'genome' of the property development. The 'genome' contains information of the specific building code. Die emerged architecture becomes a result of the genome.
MORGEN Nr.10: Our project connects the 470m² sites to one linked building. The centre
of the development is the original crane position. That creates a kind of
micro city organized on cross points of a circulation raster. In this dens
circulation space all necessary needs like apartment circulation, access
roads und parking lots are taken over by the 'HOF'…
To the outside the building is part of the rural area, the "HINTERHOFKONTINUUM"
On the roof of the building the areas for the gardens are created, which will be transferred from their original location, the 'islands'. This results in a private and allocated 'roof landscape'. Every apartment is directly connected with a spiral staircase to the respective roof garden
